When inspecting a house or a property in general, a home inspector will be responsible for making thorough and complete checking – including making detailed and complete report about the overall condition.

Basically, a home inspector will check:

  • General security and safety
  • Grading
  • Soffits and siding
  • Gutters and roofing
  • Building frame, envelope, foundation, and also structure
  • Windows and doors
  • Interior ceiling, flooring, and also walls
  • Chimneys and fireplaces
  • Garages and attics
  • Crawl space and foundation
  • Bathroom fixtures
  • Built in appliances, including the kitchen appliances
  • Perimeter drainage
  • Patios, walkways, driveways, and decks

Not only the physical structure will be checked by the professional inspector, he will also mechanical systems that include:

  • Fireplaces
  • Plumbing, including hot water supply
  • Electrical connection and service
  • Heating equipment
  • Custom installation, like hot tubs or saunas

In case he has to check townhouses or condos, they will perform:

  • Visual inspection for the common mechanical equipments or systems, like life safety systems
